How floor refinishing is done
- Inspect the floor. We check board thickness, damage, and any finish or stain that needs special handling.
- Make repairs. Loose boards are secured, damaged sections replaced and gaps or holes filled.
- Sand. The floor is sanded in stages with progressively finer grit to remove the old finish and level the surface.
- Stain and seal. You choose natural color or stain, and the wood is sealed before the finish coats go on.
- Finish coats and cure. Coats of finish are applied with sanding between them, then the floor is left to cure before furniture returns.

Can my floors be refinished, or do they need to be replaced?
If the wood is thick enough above the tongue and groove, most solid hardwood floors can be sanded and refinished several times. Deep gouges, water stains that have gone through the board, and thin engineered floors are the cases where replacement makes more sense.
How long do refinished floors take to dry?
Longer than people assume. Finish needs time to cure before furniture goes back on and before rugs can be laid, and the exact time depends on the product used and the humidity. We tell you what to expect for the finish we use.
Will sanding make a huge dust mess?
Modern sanders with vacuum attachments capture most of it, and we cover doorways and vents. Some fine dust can still travel, so we suggest covering items in adjoining rooms and expecting a light clean afterwards.
Can you repair a few damaged boards without redoing the whole floor?
Yes. Damaged boards can be cut out and replaced, then blended into the surrounding floor by sanding and finishing. Finding matching wood in an older house can take some effort, and the finish color is matched as closely as possible.
What about squeaky floors?
Squeaks usually come from boards rubbing against nails or against each other over a loose subfloor. They can often be secured from above or below without lifting the floor, and it is worth doing before refinishing so the new finish does not hide a repair.
